我国的经济水平在最近几十年的时间里迅速发展,人民群众的消费能力不断发展和提升,消费者对更高质量的饮食需求不断增加,随着消费需求的升级,市场中现有的餐饮企业已经无法跟上消费者新需求的变化,为了适应这种变化,餐饮企业开始更加强调品质和服务,市场中餐饮新品牌不断的出现,给餐厅的经营者带来了新的经营压力,这些变化倒逼餐饮去也进行运营管理的升级改造。在餐厅的精细化运营改革的过程中,合理的控制餐厅成本、提高经营绩效是精细化运营的主要目标,餐厅成本控制关注的是减少支出、提高经营效率,常见的方式是从财务和流程优化两个角度探索问题并制定方案;而经营绩效的提升则相对比较复杂,影响外卖餐厅经营绩效的因素也包含了很多方面,既包括餐厅位置、装修风格、菜品口味、定价和营销政策等内部因素,也包含了餐厅所处的商圈环境等外部因素。本文的研究内容是分析这些相关因素对餐厅经营绩效产生的影响,为了简化分析过程,本文在研究过程中通过控制变量法,选取拥有相同菜品、定价、营销政策的外卖连锁餐厅,控制餐厅的内部因素,着重分析餐厅所处的外部商圈因素对餐厅外卖经营绩效的影响,建立商圈因素和餐厅外卖经营绩效的模型。 本文以加盟F公司的黄焖鸡连锁餐厅为研究对象,首先对本文研究的问题和背景进行介绍,随后介绍了了本文研究的目的和研究意义,以及商圈和选址相关的理论和模型,商圈的定义和研究发展、选址的概念和模型进行综述,并结合相关理论知识,介绍了餐厅选址的研究现状以及国内外对商圈选址的分析策略和模型,为后续的分析奠定理论基础。 基于学界普遍认同的商圈和选址理论,本文选择了商圈理论中的中心地带理论,以及选址理论中的最小差别理论,针对经营外卖的连锁餐厅的特点,对选址模型CKE模型进行了调整和优化,并收集连锁餐厅和所处商圈的相关数据,通过多元线性回归分析,建立商圈因素和外卖经营绩效的数学模型,在分析过程中,通过人工采集、信息化系统采集的方式收集数据,得到了相对比较准确的数据,并以收集到的数据为基础,对本文提出的数学模型进行分析和检验,评估假设的正确性,并对模型中各个解释变量的重要程度进行分析,为针对性解决F公司黄焖鸡加盟商经营绩效提升问题提供了参考依据。 通过多元回归分析方法,同时结合位于北京的黄焖鸡连锁加盟餐厅的相关数据,本文验证了商圈中对餐厅外卖经营绩效的影响最大的因素为商圈饱和度,而配送时间、白领占比、人口年龄、商圈类型变量等影响程度偏小,在外卖餐厅经营选址中,应优先考虑商圈饱和度因素,选择饱和度高的商圈,从而提高餐厅外卖经营的绩效。 |

Following the high-speed development of economic and the soaring of consumption level in China, many people are pursuing high-quality life standard. Since the upgrade of consumer market, traditional restaurant is not suitable for new market requirement. Aim to adapting to this market change, restaurants begin to pay more focus in quality and service. Many new brands bring fierce competition in the industry, and also brings great pressure among other restaurants. This urged other restaurants to control costs and improve performance. From controlling costs aspect, cut budget and improve efficiency are two ways to achieve this goal, normally we focus on financing and process optimization, discover issue and establish strategy. But for improving performance, the issues are more complicated, the factors which influence performance are blurry. There are many internal factors includes location, style, dish flavor, price and marketing strategy, also there are some external factors such as business circle. The goal of this essay is to build a mathematical model to clarify the relationship between restaurant performance and business circle, in order to simplify the analysis process, we control the internal variates by choosing restaurants which have the same dishes, marketing strategy and dish price, and mainly focuses on the external factors, discover the variates which influence the restaurant performance. In this essay, I’m taking chain restaurants which are joined F company as the research target. At first, will introduce the background, research goal and research method in this essay, and then depends on the analysis of several theories of business circle and site selection, describe the definition of business circle and the conception of site selection. Combined these theories, the essay describes the researching method of the relationship between restaurant performance and business circle, and these will form the foundation of upcoming analysis in the essay. Based on the theories and model of business circle and site selection, this essay have chosen central place theory and minimum difference theory as basis, and adjust CKE site selection model for take-out chain restaurant. In this essay, I have collected data from business circle and by using multiple regression analysis, I have built a mathematical model to discover the relationship between restaurant performance and business circle. The data is collected by manual, and ensure the data accuracy. Depends on the analysis of each factors in the model, this essay have proven some assumption in site selection. In this essay, I have used several theories in Econometrics and Statistics, and using multiple regression analysis, SPSS software and DEAP software, combined the data in business circle and chain restaurants, built a mathematical model, and transformed the research work to opinion when selects sites for chain restaurants, which will bring a new idea and direction for site selection research on take-out chain restaurant. |
