住房资产作为家庭最主要财富形式之一,对家庭消费具有重要的影响。本文基于2019年中国家庭金融调查数据,针对已经拥有住房资产的家庭,研究了住房资产对家庭消费的影响,运用相关数据进行了回归分析。研究发现住房资产对家庭消费具有显著的促进作用,具有财富效应。异质性分析表明,对于拥有一套房的家庭,住房资产对该家庭的衣着、食品、家具、交通消费的促进作用更明显于拥有多套房的家庭。而对于医疗、教育等方面的相关系数,拥有多套房的家庭大于拥有一套房的家庭。这说明相比拥有一套房的家庭,拥有多套房的家庭可以利用多余的房产获得收益,使消费水平提高,家庭消费更倾向于注重家庭生活质量的提高,因此家庭消费结构也会得到进一步调整。

As one of the most important forms of household wealth, housing assets have an important influence on household consumption. Based on the data of 2019 China Household Finance Survey, this paper studies the influence of housing assets on household consumption, and makes regression analysis using the relevant data. It is found that housing assets have a significant effect on household consumption and have a wealth effect. Heterogeneity analysis shows that for families with one house, housing assets can promote the consumption of clothing, food, furniture and transportation more obviously than those with multiple houses. For the correlation coefficient of medical, educational and other aspects, the family with multiple suites is larger than the family with one. This suggests that households with more than one home can benefit from excess property, raising consumption levels, and household consumption tends to focus more on improving the quality of life of the family, and hence further restructuring of household consumption.
